What It Costs to Build a Garage or Bunkie in Muskoka

Real 2026 numbers from a self-performing Muskoka builder, plus the planning approvals problem that catches most people out.

Search for the cost of a Muskoka bunkie and you will find kit prices between $12,000 and $24,000. Those are real numbers for a kit. They are not the number for a four-season, site-built accessory building with heat, plumbing, and a bedroom in it, on a rock lot, in cottage country.

This page covers what those buildings actually cost, how they are priced, and why the approvals are often harder than they would be for a full cottage on the same property.

A kit is not a building

Most of the pricing you will find online comes from two places. Kit suppliers, who quote you the materials in a crate. And prefab suppliers, who quote you a box delivered to your lot. Neither price includes the part that costs the money in Muskoka.

What a kit price leaves out:

  • Foundation and slab, engineered for Canadian Shield conditions
  • Excavation, rock removal, and site access
  • Septic capacity, well, and hydro servicing
  • Insulation and mechanical systems rated for Zone 6 and 7 winters
  • Permits, planning approvals, engineering, and survey
  • Interior finishing to any standard you would actually want to sleep in
  • HST

By the time those are in, a "bunkie" is a building. It gets priced like a building.

Slab on grade, priced in three parts

Almost every garage and accessory building we put up in Muskoka is slab on grade. No basement. The rock is close to the surface across most of the region, and digging a full basement under an accessory structure means blasting for space you were not going to use.

That changes how the pricing works. We quote these buildings in three separate parts, because the three parts move independently.

Part 1: the slab and the site. Driven almost entirely by your rock and your access, not by the size of the building. Two identical garages 400 metres apart can differ by $80,000 here.

Part 2: the garage level. Priced per square foot of footprint, by finish level.

Part 3: the living quarters above, if any. Priced per square foot separately, and at roughly double the garage rate, because it is cottage construction. Plumbing, HVAC, a kitchen, a bathroom, insulation, and finish carpentry.

Why the split matters: people usually price a garage with a loft as one number, then get surprised by how much the loft costs. It costs what a cottage costs, because it is one.

One thing you cannot defer with a slab on grade. Every service that comes up through the floor has to be located before the pour. Floor drains, water lines, in-floor heat loops, the electrical for a car lift, the rough-in for a bathroom above. Once the concrete is down, changing your mind means cutting the slab. This is why we push the mechanical layout to be settled at design, not on site.

These are 2026 planning ranges for road-accessible mainland lots in the Muskoka and Lake of Bays area. Water access adds barge mobilization. Island builds typically run 10 to 25 percent above the equivalent mainland build. All figures exclude HST. What this looks like in practice

Bracebridge: workshop and garage with gym and sauna

Two accessory buildings on a consolidated waterfront lot of about 8,564 square metres. One is a bunkie and workshop building. The other is a garage with a gym and a sauna. Architect-designed, with an interior designer on the finishes and a planner running the approvals alongside us.

Combined contract value: just under $1,000,000 plus HST for both buildings.

What drove the number: high finish level throughout, a sauna build-out, an existing storage building that had to come down first, and a zoning position that required a phased approvals strategy before a shovel went in the ground.

Lake of Bays: three-car garage with two bedrooms above

That is a planning range, not a quote. The spread between the low and high end is decided by your rock, your servicing, and your finish selections, and we can narrow it substantially after one site visit.

Planning

The approvals are harder than you think, and often harder than for a cottage

This is the part nobody puts on their website, and it is the part that decides whether your project happens.

Building a new cottage on a vacant residential lot is usually a permitted use. You are doing the thing the zoning already says you can do. Building an accessory structure with sleeping quarters in it frequently is not. Accessory buildings are governed by a separate set of rules covering how many you can have, how big they can be, how far from the water and the lot lines they have to sit, and what you are allowed to do inside them.

The result is that a 400 square foot bunkie can take longer to approve than a 3,000 square foot cottage on the same lot.

The floor area cap is the first wall

In Bracebridge, under Zoning By-law 2016-088, a sleeping cabin is capped at 37 square metres. That is about 398 square feet. If you are picturing a bunkie with two bedrooms and a sitting area, you are already past the cap and you are in a minor variance application before you have drawn anything.

Lake of Bays does not work the same way. It operates a Community Planning Permit system under By-law 2021-111, which folds zoning relief, site plan, and minor variance into a single permit with its own submission requirements and its own timeline. Different municipality, different process, different answer.

Muskoka Lakes, Huntsville, and Georgian Bay each differ again. The first question we ask is which township you are in, because the answer changes everything downstream.

The other things that move a building

Items that regularly relocate or resize a proposed structure before design is finished:

  • Site plan control triggers. Shoreline work, slope, or proximity to water can pull the project into site plan control, which adds a formal approval layer.
  • Legal non-conforming structures. If there is an existing building that does not comply with current zoning, replacing or expanding it can extinguish the rights you currently have. Sometimes the right move is to keep it.
  • Overhead hydro clearances. Utility clearance requirements around overhead lines are real and are enforced. We have moved a footprint to hold a 4.8 metre horizontal clearance from a distribution line.
  • Registered site plan agreements on title. Older properties often carry an agreement with a schedule showing the existing buildings. New structures have to reconcile against it.
  • Lot consolidation. Merging two lots can solve a floor area or coverage problem. It can also create one.

The phasing strategy

On the Bracebridge project we did not wait for a decision before starting. The workshop and storage use was permitted as of right, so we built to that, and filed the minor variance for the sleeping cabin use concurrently. Same building, sequenced so the construction season was not lost to the approvals calendar.

That approach does not work everywhere and it is not risk free. It works when the building you are permitted to build today is physically the same building you want approved tomorrow. Getting that judgment right is most of the value of bringing a builder in at the planning stage rather than after it. It is the same discipline we bring to a full custom build, where the site decides the design.

Why you start now, not in the spring

Muskoka has a short building season. If the approvals land in August you have lost a year. Every month you spend deciding is a month on the front of that calendar, not the back of it.

We own our equipment, including telehandlers, excavators, and boom lifts, and we run our own crews. That means fewer parties between you and the work, and a cost structure that does not carry three layers of markup on the same line item.

We are HCRA licensed (B60200) and Tarion registered. Note that detached accessory structures typically fall outside Tarion warranty coverage, and we set that out in the contract rather than leaving it vague.

On projects where the zoning position is not obvious, we run the planning phase with our planner and architect before anyone commits to a build contract. That work is billed on time and materials with third party costs passed through, so you are paying for the answer, not for a guess.

Frequently asked questions

Can I put a bathroom and a bedroom in my garage?

Sometimes. It depends on your township, your zoning, and whether the structure is treated as an accessory building or a second dwelling unit. That classification decision affects permits, servicing, financing, and insurance, so it is the first thing to resolve.

How big can a bunkie be in Muskoka?

There is no single answer. Bracebridge caps a sleeping cabin at 37 square metres. Other townships set different limits, and some tie the cap to lot size or total lot coverage. Anything over the cap means a variance.

Why is a bunkie harder to approve than a cottage?

A cottage on a vacant residential lot is usually a permitted use. An accessory building with sleeping quarters is usually a conditional one, governed by rules on size, setback, count, and use. More rules means more places to need relief.

Do these buildings have basements?

Rarely. Shallow bedrock across most of Muskoka makes a full basement an expensive way to buy space you will not use. We build slab on grade, usually with in-floor heat.

Does a bunkie add to my property value?

Less than people expect. Accessory structures generally do not appraise the way finished cottage square footage does. Build one because you want it, not as a return calculation.

Do you build in winter?

Yes, with the site and foundation work sequenced ahead of freeze-up. The bigger seasonal risk is approvals timing, not construction.

What does a site visit cost?

Nothing. We will walk the property, give you a zoning read, and give you a budget range.
