Are any of the lots at Deerhurst Highlands waterfront?
No. None of the lots at Deerhurst Highlands are waterfront. The subdivision sits within the Deerhurst Highlands golf community, not on a shoreline, so no lot here carries lake frontage, dockage, or direct water access. Some lots do back onto ponds or fairways, which affects outlook and price, and each lot page sets out its own setting. If being on the water is what you want, that means a waterfront property rather than a lot here. Do you build on land I already own?
Yes. If you already own property in Muskoka or Huntsville, we can act as your self-performing general contractor for a fully custom build, using the same $635/sf plus HST baseline pricing as our Deerhurst Highlands builds, adjusted for site conditions.
What site conditions affect the cost of building on my own lot?
Access, grading, soil conditions, septic requirements, and distance from services all factor into final pricing. Waterfront and off-grid sites typically carry higher site-prep costs than a lot with existing road and utility access. We assess this directly during an initial site visit before providing a firm quote.

What is the Ontario HST rebate and am I eligible?
Ontario's enhanced HST new housing rebate offers up to $130,000 for eligible new home purchase and build agreements signed between April 1, 2026 and March 31, 2027. Eligibility depends on the total value of the home and other criteria set by the province, and we recommend confirming your specific eligibility with your accountant, since combined lot-plus-build totals on most Deerhurst Highlands builds exceed the $1.5M range where rebate thresholds start to matter.

Warranty & Compliance
Is Fuller Developments licensed and warranty-registered?
Yes. We are licensed through the Home Construction Regulatory Authority (HCRA), Ontario's regulator for new home builders since February 2021, and we carry Tarion warranty coverage on eligible new builds. We'd encourage any buyer evaluating builders in Muskoka to check the Ontario Builder Directory at obd.hcraontario.ca before signing with anyone, it's the same directory we're listed on.
What does Tarion warranty coverage protect me against?
Tarion's new home warranty program covers specific defects in workmanship, materials, and systems for defined periods after your home's possession date. We handle the enrollment and compliance process directly as part of every eligible build.
