We run the build ourselves
Your project is not handed off to a stack of subcontractors and left to chance. Our own crews carry out the work, which gives us direct control over cost, schedule, and quality, and gives you one number to call, regardless of which of the three you are asking about. It is the reason our timelines hold and our standard does not waver from house to house.
We have been building in Muskoka since 2012, and it has always been our own people doing the building.

Building on your own lot? You may recover up to $130,000 in HST
If you own your land and build a new primary residence with us before March 31, 2027, you may qualify for Ontario's enhanced HST new housing rebate. Owner-built projects are claimed directly through the CRA on the HST you actually pay through the build, so clean, complete invoices matter. As your self-performing builder, we keep that paperwork tight, which makes the claim far simpler. We will help you understand what you can expect to recover.
The Ontario enhanced HST new housing rebate applies to agreements signed between April 1, 2026 and March 31, 2027, for eligible individuals building a primary residence. Walk a finished home before you commit
Drawings and specification lists only tell you so much. Our model home is open to tour by appointment, and it is finished to the same standard we build to everywhere: on our lots at Deerhurst Highlands, on land you already own, and on the water. Come and look at the trim, the tile, the cabinetry and the light before you commit to anything.

Questions about building on your land
Do you build on land I already own?
Yes. If you already own property in Muskoka or Huntsville, we can act as your self-performing general contractor for a fully custom build, using the same $635/sf plus HST baseline pricing as our Deerhurst Highlands builds, adjusted for site conditions.
What site conditions affect the cost of building on my own lot?
Access, grading, soil conditions, septic requirements, and distance from services all factor into final pricing. Waterfront and off-grid sites typically carry higher site-prep costs than a lot with existing road and utility access. We assess this directly during an initial site visit before providing a firm quote.
What does "self-performing general contractor" actually mean for me as a buyer?
It means Fuller Developments' own crew does the majority of the physical construction work, rather than subcontracting most trades out to third parties. We also own our heavy equipment, including a Magni RTH 6.30 telehandler. In practice, this means tighter quality control, more direct accountability if something needs to be fixed, and fewer scheduling delays caused by coordinating between multiple outside subcontractors.
