Lot 17 fronts on Glen Eagle Court. It is a regular rectangular parcel, deep enough to set the house well back from the road, with the rear boundary sitting on the pond at Hole 14 of the Deerhurst Highlands course. There is no cart path behind the lot, which means no golfers, no carts, and no foot traffic crossing the rear of the property, just the water.

Services are at the lot line. This is a serviced lot inside an established subdivision, not raw land, so there is no well, no septic, and no private road to build before you start.

The design

What we would build here

Wide frontage is the most useful thing a lot can give you. It lets us run the principal rooms along the front of the house instead of stacking them front to back, and it makes a side-entry or courtyard garage possible without the driveway dominating the approach. With the pond behind the lot, it also means the rear elevation is worth designing for, glazing and outdoor space facing the water rather than a fairway with golfers on it.

You can start from one of our existing home designs or start from a blank page. Either way the design gets adapted to this particular lot, because a plan that has not been walked onto the ground is only ever half a plan. What we can tell you now is what the lot allows, and 33 metres with a private pond view behind it allows a good deal.

Construction runs at approximately $635 per square foot plus HST once the lot is secured. Most people build around 2,000 square feet here, which is roughly $1.27 million plus HST. We price the build as we design it, so the number in your contract still matches the drawings on the table.

Up to $130,000 back in HST

Buy Lot 17 and build with Fuller before March 31, 2027, and you may be eligible for Ontario's enhanced HST new housing rebate: up to $130,000 in combined federal and provincial relief on a new primary residence.

The date that counts is the day the agreement is signed, not the day you move in. On a custom home, design and pricing usually run several months ahead of anything there is to sign, so the point at which you need to start is well before the deadline.
