Twenty-five metres takes a two-car garage and a proper front entry side by side without the two competing, and 63 metres of depth leaves real ground behind the house. If you are building your first home in Muskoka, or you want the money in the finishes rather than in the land, this is the lot to look at first.

Construction runs at approximately $635 per square foot plus HST once the lot is secured. Most people build around 2,000 square feet here, which is roughly $1.27 million plus HST. At this scale the rebate is doing real work, and we will show you exactly how it lands on your numbers before you sign anything.

Up to $130,000 back in HST

Lot 23 is the lot where the rebate does the most work. Buy it and build with Fuller before March 31, 2027, and you may be eligible for up to $130,000 in combined federal and provincial relief on a new primary residence. The full amount applies on eligible homes up to $1.5 million and phases down above that, so a build at this scale is likely to capture all of it.

The date that counts is the day the agreement is signed, not the day you move in. On a custom home, design and pricing usually run several months ahead of anything there is to sign, so the point at which you need to start is well before the deadline.
