Buy a lot and build with Fuller before March 31, 2027, and you may be eligible for Ontario's enhanced HST new housing rebate: up to $130,000 in combined federal and provincial relief on a new primary residence. Because we build your home as your builder, we help structure the purchase so the rebate is handled properly at closing. The full amount applies on eligible homes up to $1.5 million and phases down above that. We will walk you through exactly how it applies to your build.
The Ontario enhanced HST new housing rebate applies to agreements signed between April 1, 2026 and March 31, 2027, for eligible individuals building a primary residence. Yes. We structure most Deerhurst Highlands deals as lot-first, build-contract-second. This isn't just flexibility for its own sake: it typically saves buyers between $19,000 and $28,000 in land transfer tax compared to a combined purchase, since the land and construction contract are taxed separately.
What's the difference between a Deerhurst Highlands lot and a Deerhurst Townhome?
A Deerhurst Highlands lot is your own parcel of land where we build a fully custom home to your design. The Deerhurst Townhomes are a separate, semi-custom bungalow townhome product with a set floor plan, built as part of a planned community. If you want full design control, a lot is the right fit. If you want a lower-maintenance, move-in-ready home with a shorter timeline, the townhomes are worth a look.
Are any of the lots at Deerhurst Highlands waterfront?
No. None of the lots at Deerhurst Highlands are waterfront. The subdivision sits within the Deerhurst Highlands golf community, not on a shoreline, so no lot here carries lake frontage, dockage, or direct water access. Some lots do back onto ponds or fairways, which affects outlook and price, and each lot page sets out its own setting. If being on the water is what you want, that means a waterfront property rather than a lot here. We build waterfront cottages across Muskoka, on land you already own or on a shoreline property you buy.
