Lot 8 sits on the north side of St. Andrews Circle, mid-run. The frontage is modest and the depth is the longest of the four lots we have available, which is a shape that suits a house pulled back from the street. The rear boundary sits on the tee blocks at Hole 15, with two homes already completed on the neighbouring lots beside it, so you are building into an established street rather than an empty one.

It is priced above the other lots for one reason: the site is already done. Services are at the lot line, and unlike the other three, so is a building envelope that has been cleared, graded and prepared. A foundation could go in tomorrow.

The design

What we would build here

A deep lot buys you separation. The house can be set back far enough that the road stops being part of the view from the main rooms, and the ground behind the house, looking out over the tee blocks at Hole 15, becomes the part you actually use.

That depth also gives the driveway room to do something other than run straight at the front door. On lots shaped like this we often bring the approach in at an angle so you arrive at the house rather than at the garage. With two homes already built on the neighbouring lots and a clean sightline down the course, the rear elevation is worth designing around, glazing and outdoor living space facing the fairway.

Start from one of our existing home designs or from a blank page, then walk the lot and adapt it. Construction runs at approximately $635 per square foot plus HST from there. Most people build around 2,000 square feet here, which is roughly $1.27 million, less the $75,000 sitework credit, so about $1.19 million plus HST. We price the build as we design it, so the number and the drawings stay together.

The $75,000 already spent

Sitework is the part of a build nobody sees and everybody pays for. Clearing, grading, and getting a lot to the point where a foundation can actually go in is roughly $75,000 of work on a site like this, and it happens before there is anything to look at.

On Lot 8 it is done. That has two consequences worth understanding.

The first is time. A build that starts on prepared ground starts sooner. There is no clearing season to wait out, no grading to schedule around, no wet spring holding up the excavator. If you sign in the spring, the foundation goes in the same season rather than the next one.

The second is money. Build your custom home with us on Lot 8 and we credit the $75,000 of completed sitework against your build price. You are not paying for it twice. It is why this lot carries a higher price than the others and why, if you intend to build with Fuller, that difference works in your favour rather than against it.

The credit applies to a custom build contracted with Fuller Developments. It is not a discount on the lot itself, and it does not transfer if you buy the lot and build with someone else. We will set out the exact terms in writing before you sign anything.

Up to $130,000 back in HST

Buy Lot 8 and build with Fuller before March 31, 2027, and you may be eligible for Ontario's enhanced HST new housing rebate: up to $130,000 in combined federal and provincial relief on a new primary residence.

The date that counts is the day the agreement is signed, not the day you move in. On a custom home, design and pricing usually run several months ahead of anything there is to sign, so the point at which you need to start is well before the deadline.

What does “foundation ready” mean on Lot 8?

It means the sitework, clearing, grading, and preparing the building envelope, is already complete. A foundation could be poured without any additional site preparation.

Does the sitework credit reduce the price of the lot?

No. The $75,000 credit applies against the cost of your build, not the lot purchase price, and only when you build a custom home with Fuller Developments on Lot 8.
