Lot 17

Backs onto the pond at Hole 14

The widest frontage of the five lots we have available, and the rear boundary sits on the pond at Hole 14, with no cart path running behind it. That combination, water and no through traffic, is the kind of privacy you cannot design into a lot that does not already have it.

Lot 17 fronts on Glen Eagle Court. It is a regular rectangular parcel, deep enough to set the house well back from the road, with the rear boundary sitting on the pond at Hole 14 of the Deerhurst Highlands course. There is no cart path behind the lot, which means no golfers, no carts, and no foot traffic crossing the rear of the property, just the water.

Services are at the lot line. This is a serviced lot inside an established subdivision, not raw land, so there is no well, no septic, and no private road to build before you start.

What we would build here

Wide frontage is the most useful thing a lot can give you. It lets us run the principal rooms along the front of the house instead of stacking them front to back, and it makes a side-entry or courtyard garage possible without the driveway dominating the approach. With the pond behind the lot, it also means the rear elevation is worth designing for, glazing and outdoor space facing the water rather than a fairway with golfers on it.

You can start from one of our existing home designs or start from a blank page. Either way the design gets adapted to this particular lot, because a plan that has not been walked onto the ground is only ever half a plan. What we can tell you now is what the lot allows, and 33 metres with a private pond view behind it allows a good deal.

Builds from $550 to $635 per sq ft plus HST once the lot is secured. See the cost breakdown below for full details. Most people build around 2,000 square feet here, which is roughly $1.27 million plus HST for the build alone. The lot is a separate purchase, so Lot 17 at $325,000 plus a build of that size puts a finished home at about $1.59 million plus HST all in. We price the build as we design it, so the number in your contract still matches the drawings on the table.

Thinking about a garage or a shop as well? What it costs to build a garage or bunkie in Muskoka covers the pricing and the accessory-building approvals, which work differently from the house.

Up to $130,000 back in HST

Buy Lot 17 and build with Fuller, and you may be eligible for Ontario's enhanced HST new housing rebate: up to $130,000 in combined federal and provincial relief on a new primary residence. Buy the lot and the home together on one agreement, and it has to be signed by March 31, 2027. Buy the lot first and hire us to build, and construction itself has to begin by March 31, 2027.

Either way, the date that counts comes long before you move in. On a custom home, design, pricing and permits usually take several months, and frost season sits between now and then, so the point at which you need to start is well before the deadline.

Questions

Questions about Lot 17

How much does it cost to build a custom home in Huntsville, Ontario?

Builds from $550 to $635 per sq ft plus HST. Most buyers on Lot 17 build around 2,000 square feet, which at the top of that range puts the build itself at roughly $1.27 million plus HST. That is the build only; with the lot at $325,000 a finished home is about $1.59 million plus HST.

Is Lot 17 a serviced building lot?

Yes. Lot 17 is a serviced lot inside the established Deerhurst Highlands community in Huntsville, with services at the lot line. There is no well, septic, or private road to build before construction starts.

What is the HST rebate on a new home in Ontario in 2026?

Ontario's enhanced HST new housing rebate offers up to $130,000 in combined federal and provincial relief on an eligible new primary residence. If you buy the lot and the home from a builder on one agreement, it has to be signed between April 1, 2026 and March 31, 2027. If you own the land, including a lot you bought first, construction has to begin in that same window.

Do I need my own house plan to buy Lot 17?

No. You can choose from Fuller's existing home designs or start from a blank page, and either way the plan is adapted to Lot 17's actual dimensions and grade before construction begins.

Does Lot 17 back onto the golf course?

Lot 17's rear boundary sits on the pond at Hole 14 of the Deerhurst Highlands course. There is no cart path behind the lot, so the rear of the property has water views without golf traffic.

Why are property taxes higher at Deerhurst Highlands than on a rural lot?

The lots are fully serviced: municipal water and sewer, natural gas, and paved road, and they are permit-ready. A rural lot in the Huntsville area often runs around $250,000 before you clear it, blast rock, drill a well, install a septic system and run hydro, and many need a site plan approval as well. Those costs are paid up front and the septic and well carry ongoing maintenance. The higher tax bill buys you out of all of that.

Why Fuller

We build it ourselves

We are a self-performing general contractor. Our own crews carry out the work rather than a stack of subcontractors, which gives us direct control over cost, schedule and quality, and gives you one number to call, and we run our own equipment.

We have been building in Muskoka since 2012, and it has always been our own people doing the building.

I built my dream home with Fuller Developments, and it turned out even better than I imagined.
