What we would build here

A regular lot is not a lesser lot. Nothing is wasted on working around a difficult boundary, which means more of your budget goes into the house itself rather than into the site work needed to make it fit.

Twenty-five metres takes a two-car garage and a proper front entry side by side without the two competing, and 63 metres of depth leaves real ground behind the house. If you are building your first home in Muskoka, or you want the money in the finishes rather than in the land, this is the lot to look at first.

The ground here is flatter than the other three, so a build needs significantly less sitework and backfill, and that saving goes to you rather than into the ground. Most people build around 2,000 square feet. Built slab-on-grade that is $1,101,000 for the build alone, and with the lot at $250,000 a finished home is about $1,351,000 plus HST all in.

The grade also suits a slab-on-grade house, which is how we would build here by default. Adding a full basement is a flat $100,000 on top, whatever the size of the house, because the excavation, forming, backfill and slab are broadly the same job either way. You give up the lower level, so it comes down to whether you want that space, but on this lot it is a genuine choice rather than a compromise forced by the ground.

What it costs per square foot

Built slab-on-grade, the rate on Lot 23 depends on the size of the house. A good part of a build does not shrink with the floor area. The kitchen, the bathrooms, the mechanical, the garage, the permit, the service connection and the drawings cost close to the same either way, so a smaller house carries them across fewer square feet.

With the lot included, a basement build crosses the $1.5 million HST rebate threshold at roughly 2,130 square feet, and above that line the rebate phases down. Slab-on-grade at the same sizes stays well clear of it.

Two bedrooms and two baths on one level with a two-car garage and a full-width rear deck, priced at about $1,175,000 all in on Lot 23 after the HST rebate. The drawings are finished, so the build starts at the permit rather than at the first design meeting.

Buy it and build with Fuller before March 31, 2027, and you may be eligible for up to $130,000 in combined federal and provincial relief on a new primary residence. The full amount applies on eligible homes up to $1.5 million and phases down above that. Lot 23 is the one lot of the four where a typical build lands under that line. A 2,000 square foot home built slab-on-grade comes in at $1,351,000 before tax, so the full amount is genuinely in reach here rather than partly phased out. What you actually receive still depends on the final value of your build and on your own eligibility.

The date that counts is the day the agreement is signed, not the day you move in. On a custom home, design and pricing usually run several months ahead of anything there is to sign, so the point at which you need to start is well before the deadline.
